The only problem is I don't have that much to get started with right now and I live in NJ...On top of that, I'm also saving for a new car within the next 2 years (will just buy something reliable and used to save as much $$$ as possible...mine has 187K miles on it right now), a wedding within the next 5, and I have my monthly student loan payment...so how am I supposed to save enough to still have enough for at least a 20-25% minimum down payment plus reserves for rehab.

If they were good at avoiding this type of debt they would likely not be renters.Medical bills and student debt don't hurt my applicants much.

I make good money as a registered nurse so while I could afford to carrying the mortgage of a SFH, it is much more appealing to have lower monthly expenses with renters sharing the cost of a mortgage while I continue to pay down the mountain of federal student loan debt I have.

I agree, $900/mnth cashflow is nothing for 37 units plus this looks like it fits into the student rental world which should drive your cashflow up higher, if not, then someone's numbers are incorrect.
