Its about the right size / type / condition for the property I would like to find to upgrade from the duplex I sold in 2019,   and from my research,  it is likely that the ownership are getting to the point in their tenure where selling might be on their minds.Given the building's likely income/expense numbers  (I own a nearby, similar style/quality property I can extrapolate from) I can make an educated guess to its value and given that value range I can afford it without excess leverage.   

How much cash are you going to have stockpiled?

My agent / property manager convinced me that Burlington is a good nearby place for cash-flow - I live in Durham which has become more of an appreciation market.How did you find this deal and how did you negotiate it?

That's why I would be potentially updating the language regarding who pays utilities.And, to be honest, it would be easier for me if they paid for all utilities (one less thing for me to pay haha), but I think I will take your advice and call around for other properties nearby and see if they include all utilities are not.

Also, from the economy of scale perspective, it'd great to find another property nearby to get a f/t property manager on-board and maybe p/t or f/t maintenance person.

Ok guys I found a 7plex for sale in a nearby college town.

It was a mobile notary deal where I signed the papers, usually in a Tim Hortons nearby. 

Running numbers in my head and comparing your place to a place thats near by thats similiar size is being rented for 1075.

I’m thinking about Philly because of synergies (family and friends nearby) as well as the NYC/Philly price hypothesis.

I also learn a lot when im there, i drive around the neighborhoods check out the nearby business shopping centers, see if there are new developments.
