Tenant Paid Water in SW Washington

First time landlord posting here-

I recently purchased my first rental property in SW Washington (Vancouver) which had inherited tenants. We will be coming up on our first renewal together. The lease I inherited had the landlord paying the water bill, and all other utilities are tenant paid.

So I am thinking Rather than increasing the rent, it would be a good idea to keep the rent amount the same but have the tenant pay the water bill.

I'd love to get some thoughts on this- is this a good idea? Is it a common thing Landlords do (around here)?
