Nowadays 10% might be hard, private, seller financing, etc and if you buy right you can take out that note with conventional or FHA if you live in the property.lots of ways to make things work.

BTW I forgot to mention that we state clearly in our ad PRINCIPALS only yet its mostly AGENTS calling with the above scenarios and jargon.. might there also be any recourse with that or just stating PRINCIPALS ONLY / NO AGENTS doesn't actually mean anything nowadays?

My properties are in another state and i use a bank in town, they also have all my mortgages, i feel if they are giving me the mortgages i may as well bank with them, that also helps for loans when you need them. you can pretty much do all your banking online nowadays, so it's easy to access the funds.

This is a duplex in the nice area, no crime there, maybe the only problem is that all the other properties are single houses, and that is the only duplex, and nowadays tenant are paying 1050 dollars in total, for both of the unit, but it is because the owner is their relative and they were there I guess for a long time.
