I recommend to all my property management clients to institute RUBS/Sense etc, there's really great tools nowadays to put systems in place to measure these items, be it water or electric. 

Good representatiion and having a client for life would suggest they should have been doing more to advocate for those who purchased in the past.

I personally wrote up offers on behalf of my clients with $150K over-asking price in Orange County, Ca.  

Or call ACHA and let the case managers know you have vacant units if any of their clients are still looking. 

I just closed 6.77% for a client with 680 credit.

However I have made exceptions in the past for certain clients. 

(I had an STR investor client have their permit pulled for dubious reasons.)

I recently was working on a purchase loan for a client.

If the attorney went through with this, they would spend at least $2,000 to come after you, probably leaving nothing for their client.
