That basically means banks look at the property without "Josh" being involved, but how sustainable is "5 unit Brick"-Assuming "Income Generated" = Gross Rent, this looks good-Insurance looks a little high, usually closer to .5% of PP-Property Taxes, Repairs, CapEx, Vacancy, Management, Lawn Care, all seem acceptable-You'll want a Reserves Fund (3-4% of PP) as an emergency accountIf you're a more analytical numbers person, your math process is perfect.

I have not yet participated yet in a deal passively and that is something that I plan on doing in the next couple months but ultimately I'd like to be a sponsor/operator myself along with a more analytical partner as I am the type that hates sitting down and diving into every single little line item expense.

Welcome ... as a fellow engineer, I can say that you will have many advantages and a few disadvantages.Possible Advantages:You will have the analytical abilities to run the numbers and understand themYou will have attention to detail to execute effectively and efficientlyYou will be good at "systematizing" things to automate them and maintain a high level of quality and consistency in your processYou have intellectual curiosity to try to figure stuff out and know at a deep level how it worksYou may be mechanically inclined and able to understand and debug systems in a property (HVAC, structural, electrical, plumbing, etc.)You will be conservative and understand "margin of safety".

You are looking for someone who can give you analytic reports as well.If you build a process, write it down and pass it on to someone who can follow the instructions to the T.And then double check and deep dive into reporting.
