I take a wet wipe and wipe part of the interior walls and mini-blinds, if it wipes off yellow, it is likely nicotine.

Mini blinds throughout so tenants don't install curtains and screw up your walls.

If I was doing the work myself in my area you can get a dumpster for concrete waste for $250-$300  and rent a Bobcat or mini excavator for a weekend for $500-$1000. 

I had planned on keeping it in shop building distinct from the house; a pool is close to the shop, and I could convert the area into a "mini gym complex".
