I was wondering what's everyone's process when maintenance or repairs needs to be performed in the rental property.

Property is located at a wonderful highly traffic location. 18k cars a day and will only be increasing. 5 of the 13 acres is zoned commercial, the back 8 acres is zoned large lot residential.

Because it will be very hard for you to know if he is selling you a deal in a good neighborhood, in good condition, and then placing good tenants.As others have suggested, see if there is a syndication deal that fits your investment goals.

Hi House-hackers,I've seen different advice about software that MTR folks should be using but it seems like the suggestions are based on people having multiple properties they're managing, both as STR and/or MTR.I'm starting out and am hoping to get a tenant via Furnished Finder.

I’m genuinely scared and wonder if I should put the tenants in a hotel?

Might I suggest a separate addendum with regards to the septic system that ALL adults sign and covers what you want them to know.

Any suggestions or pointing in the right direction would be appreciated.
