I figured they were skimming cash off the business and these reports would be "lean" at best and honest at worst. 

Hello BP Community,I'm skimming through the Miami, FL real estate market, and I'm having a hard time determining just how successful this market could be, specifically, in terms of rental properties (not wholesaling, buy and flips, etc.).Has anyone here invested in Miami rental properties?

the house is only around 900 square feet and I will be doing walls, ceilings in 2 bedrooms, and a skim coat on the ceilings in the other rooms.

After skimming through the numbers it doesn't look like a good deal.
