AS for the appliances I would nee do replace the dishwasher which quit working but thats not hard at all.As far as the terminology around "lease option" I DID NOT know the lease option was illeage past 3 years in Texas.

I think what @Dawn Anastasi is trying to say is that if they dont have a track record of real estate rental income on 2 years tax returns that they will have to qualify based on their income alone.

I was an investor first but it dawned on me the agent I gave referrals to of sellers that needed to sell retail, and were not a deal for me in exchange for MLS access was getting a nice income from me.
