I had struggle debating about acceptable thickness at 5.5mm or thinner VS paying extra$ for 7mm or thickeras well as wear layer of 12mil (acceptable/standard?)

To accomplish this without having to pay the additional foreign filing fees you would just nest the properties into land trusts.Land trusts are also very functional because they will streamline your investments for estate planning, add an additional layer of anonymity/privacy when formed by a knowledgeable attorney and allow you to retain favorable financing options.This is not legal advice, just my opinion as a real estate investor.

As I am looking into this to decide if I need to also snag myself a license in those other state's I am thinking that the marketing of the actual individual property addresses themselves is something that will require a license........Hoping I am wrong in that assessment as it's another layer of red tape..........Any thoughts you can shed for me?

By using this double layering, your local LLC is protected from outside threats thanks to the holding LLC.Taxwise, the local LLC is disregarded and only the holding LLC will have to report (if multimember).

If the shingles blow off after 5 years, there may be no warranty.If the manufactures recommendation for the type of nails, number of nails, placement of nails and depth of nails is not followed exactly there may be no warranty.If the singles are laid over an existing set of shingles, there may be no warranty.If the manufacturers directions for the under layer are not followed exactly, there may be no warranty.If the, etc...And what makes the shingles "Not covered" by warranty does not seem to be spelled out very clearly in the warranty papers, but it's there if you know what to look for, and the shingle companies do not seem too keen to fulfill the warranty unless your install is "right on the button" with their requirements.
