Trying to consider this with an open mind but it seems sticky. 

I self managed until I got myself in a sticky situation with the tenants.

PM is is very time consuming proposition that involves knowing your tenants rights, which are quite a few in Maryland, and handling sticky situations that arise on a regular basis.
