On another note, had a pest inspection last week and found out I have dry wood termites, which i assumed when I was doing demo work.

Can I set it to collect what both a wash a and dry normally would? 

I'll be the one hunched over dry heaving :)  

I really like the simplicity of the business model, especially how "cut and dry" a deal can be in regards to whether the numbers show a potentially profitable acquisition or not.

My greatest concern is that rents will suddenly dry up with the COVID19 situation and I'll be on the hook for the majority of the loan.

A simple spray and let dry technique would be preferable.

The only work done on the basement was dry locking the exterior/basement walls and removing water damaged stucco - no repairs to the gutters or adding a drainage system/sump pump like several of the contractors suggested.

I know this is a vague question, so here are some specific examples:(1) After washing clothes, tenant hangs clothes out to dry, so you have towels, panties, colored bras flapping in the wind. 

We never stopped our marketing, but our leads from our direct mail have dried up and the MLS is the MLS.
