I decided to look into an official duplex or triplex putting 150K down that has value add with renovations and potential unit add but it wont have as much equity because it will be an on market deal.

I have not paid retail for RE in many years and would not in my high cost market (average SFH is ~$1m).  

Even one vacancy or non-paying tenant could potentially be a major problem.And yes, there were vacancies, and non-paying tenants, and major problems.

For flips, ensure the profit margin after all costs is at least 20%-25%.

(after I deduct all the labor/material costs). 

More units usually is better, but costs more.
