I do have some real estate investments that allow me some of the tax benefits for our high income household, but as a whole, we do not want the albatross around our neck of being a landlord or in charge of some fix and flip.

Without the hard money high interest rate and time constraints breathing down your neck (since your parents are the lenders) you can pay a lil more for the house, cherry pick them etc...Good luck.

If you don't think the media race baits...then I literally have NO idea what planet you could be on  I supplied the seed capital for a women owned business  ( Traffic Flagging) the contractors to get city state jobs MUST hirer a certain amount of minority contractors and in this business women are a minority. and as such for contractors they tick that box by hiring the women owned flagging companies all of the flagging companies in our neck of the woods are women owned for that reason..

Best neighborhoods in Virginia Beach stay closer to southside Kellam, Ocean Lakes, or northside like First Colonial/Great Neck/Tallwood if you've got the $$$ and can put in an offer the same day if interest rates don't scare you off and you can refi later.
