EB5 cost a lot of money to set up takes time etc.. and the only reason your investor do that is to get a automatic green card and they will already know of this if that is their motivation. 

I'm just so green at this that a walkthrough by myself would be me going "yep, that has to be replaced - no idea at what cost".  

They host a lot of public events and the public green spaces are beautiful.

Like many who have read David Greene's book "Long Distance Real Estate Investing", I am interested in out of state investing for buy and hold rentals for cash flow.

However I feel like I have no velocity if I am waiting to get green lit for a traditional mortgage company.

It’s astounding when you think about it that little pieces of dirty green paper contain the power to catapult a man to great heights in virtually every aspect of his life or sink a man to point so low he’s suffering in a preverbal hell on earth .
