These are more favorable locations, even better than being close to Temple IMO. 

The rules are as you stated. 45 days to identify up to 3 properties you might buy, 180 days to close.

think about it:-when you buy a property, you'll have a down payment, closing costs, rent-ready costs, costs to get set up with a PM, a commission to place a tenant... maybe some light repairs after the tenant moves in...

So yes it can work, but you also need to be able to convert the responses you get into closing.

If it expires and you don’t close because of wholesaler you get it back

I'll add, since you're pre-closing it's worth reaching out to the seller/current property manager to see what they currently do.

The amount of the EMD only matters if you don't actually plan on closing.
