Generally offenders get a cease and desist for their first offense.

I do not even show an apartment to anyone until i check the criminal and prior landlord tenant cases on that site first. 

So after reading these comments above, and for the sake of maintaining my boundaries yet also the relationship, maybe I'll issue a written warning, explaining the $250 fine for a second offense.  

He was a 36-year-old criminal defense attorney, who lived down the street, and bought this house when he found out it was coming on the market.

This can result in a cease and desist or even criminal charges.

I am not talking about an agent that manages property on the side (no offense) but professionals that do this full time and are experienced both in property type and area.

The most interesting to me is the guru list, associates and supporters showing how this network of criminals.....I mean "Instructors" operate in an orchestrated manner.

I think the issue is how the transaction is done as most people don't know the proper way to assign a contract or even market a contract without getting in trouble, civilly or criminally.
