Every market is different, but in my market I've observed from competitors and market data that Friday & Saturdays carry a 8-10% premium over weekdays (Thursdays carry a 4-5% premium).

I've noticed AirBNB and VRBO are completely opposite when recommending nightly rates (AirBNB is 50% market rate, whereas VRBO is closer to what competitors are charging).Curious because I self-manage, but have entertained the idea of a low-cost manager in case life gets more complicated.

It will mostly boil down to what your competitors (other houses for sale in the neighborhood) are using, but there are some other more minor factors as well.This is probably why other books are short on details here as well...

One thing that I think you can use to your advantage is that during negotiations with sellers in that scenario, it's probably safe to assume that nobody else is touching these properties as competitors, as indicated in this thread (unless, of course, I am trying to buy the same property :).

Awning, Rabbu, AirDNA, Mashvisor are all great tools to help you analyze, but I personally identify the closest competitors in the area to the type of home I would invest in and see what their occupancy and average daily rate is and identify any opportunities I can capitalize on that they have not.
