Thanks...and yes we've definitely been riding a nice wave. 

I have just started and am only doing this in waves of 100ish letters a week in order to be able to pivot in strategy should I see an opportunity. 

my realtor said the PM had to stay based on his conversation with PM, but he was not entirely sure if he hear it correctly and want me to talk with PM myself. he then called me again last night stating that listing agent is actually from PM and she confirmed that we do not have to pay anything to PM and she has waved termination fee for seller as well, but they will not release the tenant information until the closing day. my realtor is new. he just started his realtor career at beginning of this year.

We aren't opposed to hard money, just nervous to sign onto 5,000+ a month payment while still paying for our own housing and going into another pandemic wave.

Again, I didn't want to make any waves and I let him keep the $8,000 and never mentioned it to anyone, again.
