Hi @Charles Kimber,You would need to identify what marketing channel you would like to explore to find motivated sellers.

I think my biggest draw back right now is where do I start in regards to finding a seller that's motivated.

Sellers are motivated and you could submit a low offer- that’s what the wholesalers have been doing anyways. 

I've found great motivation from just that alone.

I'm eager and motivated to learn, I could get sucked into the forums for hours!  

Unfortunately, most sellers are pricing these properties as if they are currently rented.Try to focus only on motivated sellers.  

Are Estate managers considered motivated sellers.

Currently I have a motivated seller that needs to sell fast.
