Naturally I had to do a double-take to make sure I heard correctly, as you never think something like this would actually happen to you. 

I am running numbers on a duplex and wanted to double check and make sure i have everything covered and see what people think.

They are looking to do a double close and appear to want a deposit before we go to closing.

Also check to ensure your ground/bonding is to code if any CSST is or has been used.If you go with electric stoves I prefer 6/3ga vs 8/3ga, but running & stapling a 6ga line will be quite a feat esp if you need to find room in an old crowded breaker panel for a doubled poled 240v 40-50amp breaker. 

You most likely won't get double taxes if you and your rent are in different states both with state income tax though. 

The mechanism for avoiding double taxation in these circumstances is usually a tax credit for taxes paid to another state.

What things would you double triple check in your due dilligence on a deal like this?

If your rent doubles you monthly P&I payment, than that property will have no impact on your mortgage application.
