And so I e-mailed the Housing Authority and explained the situation and they sent her a nice letter telling her if she caused issues she could lose her voucher and be evicted.

It does have a lower barrier to entry and it does have nice cash flow.Two things to point out, though:First, people with a section 8 voucher are often looking for a step nicer than what I consider truly low income high crime areas, since their rent is subsidized and they can afford a better neighborhood.

What we do, is we tell all our tenants, after each year, we're committed to improving our properties and their quality of life, so we give them a $200 voucher for repair/improvements with us, and ask them what they want added or done, maybe a new toilet, or a room painted, stuff like that... so they tell you what they want, and it is all tax deductible!
