There are so many tools available, including the great calculators on BP, and technology has advanced greatly since the last time I got tried to get into real estate investing; a lot was done manually.

Grow toward the end product you design, visit it annually as technology and laws change etc., understand it most likely will change a little in the future. 

Smaller populations benefit greatly from technology whereas a place like America can't make sense of it, just pray for supercomputers to be able to use an algorithm one day. 

With technology today, I don't think being a landlord is near as difficult as it used to be. 

As a Bay Area investor in Columbus I am seeing the technology start-up scene getting a lot more interest!
