This is sexy right now with what is going on with the market and I honestly think we are in a secular bear market where traditional products will return zero or less in real terms for the foreseeable future.

Sure it's not going to hit any 1 or 2% rule and it definitely won't be sexy with an FHA purchase.

If you're flipping a house, have a track record, aren't a slimy character, and can pay high teens interest for six months you'll find plenty of lenders at the local REIA who'll bankroll you.

The rooms upstairs would make a perfect teen retreat or man cave!
