Lots of people became interested and then one of them bought it.On this second house that I have, I tried to take very detailed pictures, including ones showing paint peeling off of walls etc. to make sure investors knew what they were getting into.

The interior walls has peeling old paint, and has cracks so it does need patch work (I believe mesh, sand and paint).

If they run in-house property management, I really appreciate it when they provide actual data for vacancies and maintenance for their properties under management.It suggests that they understand that setting and meeting realistic expectations is likelier to keep me buying over time than sugar-coating a deal and masking inevitable expenses.Any investor should be doing diligence and their own modeling on property values, rents, vacancies, maintenance, CapEx, etc.

So I think what most think of turn key product IE a brand new REhab with a new tenant.. this was not the case.. this looked like most rental houses that have been lived in for a few years.. tenants as we know are not the best at keeping the landscaping cut back and reporting little leaks and  plugs that don't work or facia board that is peeling etc etc.
