Some value investors will pay cash with a primary term lease coming in a few years and gamble that the option will be renewed.CVS can have rent holidays you need to watch out for at the end of the lease.

But I'm 62 & I can't afford, (like who could or should or can) to Gamble!

To alleviate this $0.01 risk, one could wait to see if the dollar loses some value, then lock it in at a lower rate but it could continue the other direction so is a gamble. 

The added gamble is training someone who could move on to work for a competitor, or become your competitor.So in a sense the managing partner would take on a sales rep. role.

Essentially I just graduated from Clemson University with a Graphic Communications/Marketing double major and instead of grabbing that comfy 30k-40k job over in Greenville/Charlotte/Atlanta like all my peers, I packed up my car, took a gamble and drove west.

@Alex Craig  very good points.I look at when I started funding turn key in 2001... by turn key I mean those who buy homes in their home market and then sell them to others who do not live in the market.. they live predominately off shore or in CA or upper east coast  IE markets were the investor trying to get started is priced out of their local markets and seek places were they can buy a home with the 20 to 30k they have saved up for a down payment.

I spent some time in Southern Louisiana recently and it seemed the housing prices were low, and many people I know who work offshore were getting pay cuts if not laid off.
