I then pay installments for milestones with final payment due at 24 hours after completion.

I'm really encouraged to see some buyer optimism here in Houston.I have a question on an observation of the graphs in the HAR report: In following the seasonal trend over the last few years, home prices appear to trend down in November(s), bump up in December(s), then trend back down to its trough in Jan/Feb(s).

So, here were go:The plan is to first get the property under contract, with a 14 day inspection contingency, and then to draw up a purchase and sale contract with a lawyer; certain amounts of earnest money would be put down after milestones are met in the rezoning process (this was recommended in other posts).

It's getting harder to find deals here...great job :)  Twenty five is a huge milestone.  

I can email you  graphs of the supply of homes for sale the last  year to see how many homes are for sale and to see if you see a trend in supply.
