Lots of competition out there but people will never stop migrating to LA and SO CAL.

While there is currently a migration towards the Sun Belt, which is great for real estate there for the time being, they were mentioning that the future migration flow will be climate-induced and the best place in the US will be the Great Lakes Area and the city of Chicago as its main center is already preparing for that.

The combination of no state income tax, low property tax and favorable regulations keep Florida cities growing with a high net inbound migration.

How does the migration out of the state affect Detroit?   

I have done very well in my sole proprietorship, but am ready to migrate towards something bigger.

It's a function of the out migration of people and the reduction in professional jobs here.

Too many people migrating to the city. 

Migration patterns show population levels declining in the cold belt states as retirees flock to warmer areas.

I would try to migrate to higher unit count properties.This is not to say that success with small unit count is not possible.
