With the property being located on Eastern Ave near the Las Vegas Airport, the zoning laws allow for residential or commercial use.Now I don't recommend any of this but I was essentially relying on my W-2 income of $1200/week to cover the labor costs for the contractors and putting materials on my credit card.

Unfortunately, in terms of southward movement my feeling is that stops around Baltimore Ave, with the exception of the most eastern area around Clark Park.Ruby street is in the heart of Kingsessing, so I doubt that that area will be improving because of University City push-out in the immediate near-term future.  

FYI, there are lots of 1%-1.5% turnkey properties in eastern Florida.

@Alex Deacon The property is in Philadelphia, if you happen to have any connections on the eastern side of PA.

I haven't settled on a location, but I think eastern PA (Lehigh Valley) looks more attractive than most of NJ.

I'm hoping I can find a whole seller in the eastern part of the state to buy from.

I hope to invest in Eastern Iowa at some point- it's great to hear it's going so well.  

I am moving from Eastern Utah to Las Vegas and have a duplex up for sale.
