They can try to work things out with the bad family, they can give the bad family notice to leave and see if they comply, or they can hire an attorney and try to work through it legally.This sounds like an odd situation.

If you are having trouble verifying employment you can request tax forms, you can hire an agency who has more tools to verify, you can be willing to pay a little to get more assurance on who you are turning your property over to.With your current tenant, issue 10 days notice to comply or whatever it is in your area whenever you are aware of breaches to the contract.
