@Peter Morgan I'm a local agent here in Des Moines and I would not recommend replacing them, but "plan" to give a seller concession of some capacity acknowledging that you understand the mechanicals are old and the property is priced accordingly.   

What's pushing this further is pandemic shutdowns in other states, Florida's open for business philosophy, and the new capacity for remote work.

You'll want to research approved contractors in your area and contact them to see what their capacity is to complete the project. 

No one wants to loose $3-5K just for fun, if they are willing then they have the capacity to cover the extra down payment.  

Management or leadership can be gained by leading people in just about any capacity.

When you buy a house, you are working with people who spend 40+ hours a week dealing with "houses" in all various capacities.
