Best Practices For Sellers In Austin In Hot Market

A question for agents with listings and sellers who are selling right now. As we all know at the moment we've got VERY low inventory, most sellers get a flurry of offers, and properties are selling substantially higher than the list price.

What are your tips on best practices for sellers in this market:

1. Pricing strategy (less than most recent high sales comps vs. on par with most recent high comps)
2. Period of time to allow offers to come
3. Clauses, conditions, instructions and addendums to add to contracts
4. Buyer screening and selection tips
5. Appraisal considerations / addendums
6. Buyer's mortgage company screening tips
7. What to do when a house sells for $100K+ over list, and the appraisal comes in short by tens of thousands.
8. Other tips
