They will check for everything to ensure safety and habitable. i.e. doors/locks, lights, detectors, windows/screens, appliances (stove with anti-tip plate), hand rails, wiring in the unit and in the basement, lead paint (if children).....etc6.

I don't know either, but it would not surprise me if more tenant-friendly environments (SF, NYC...) have anti-discrimination laws that mean you have to tread very carefully when charging higher rents and deposits.

I am definitely not trying to be "anti tenant," but the way they both described the mold is that it is literally a "bed shaped" space where it begins and ends at the bed, from the head to the foot and top to bottom and isn't present elsewhere.
