So I have been at this rental property thing for a while and my plan has changed on a few occasions based on my life with the Military and family things that were going on.

Didn't take long for brokers to toss the net listing forms into the garbage.This was the reason there wasn't really any outcry and out rage at the net listing being made illegal, it was more like great, now on those occasions when a seller demanded a net listing we could just say we would do that for you but we can't because this state made it illegal (thank god).

I've dealt with this on two other occasions but every insurance claim and renovation has it's different twist & turns.

Last occasion, I had tenant (who is handy) install a faucet himself, I provided the faucet, as a part of the deal he got $99 faucet.

My wife and I have stayed in STRs in SLC on multiple occasions, and I continue to be interested in eventually owning there.

It sounds like, in an absolutely best case scenario, you're trying to violate the spirit of the law on a technicality.It seems pretty obvious that the spirit of the law here is that they don't want people operating commercial hospitality businesses in residential neighborhoods, but want to find a balance where they can still allow actual residents to rent out a room or their space on occasion when on vacation, etc. 

I've been in business [not REI] long enough to know that there's no 'perfect' contract for all occasions...

I have had the pleasure of meeting him on a number of occasions.

Of course there are occasions when I open my computer and sit there for an hour or two changing prices and policies.
