I am a newer investors in Tacoma, Wa and i am interested in approaching motivated sellers with a Master Lease Option but I have concerns about them backing out/not selling.I would want an attorney but even if all paperwork is order is there any gaurantee that I can buy it if I choose?

I think i have heard them all a few times now :).My favorite motivation is reading the success stories section on the forums here.

I find great value and motivation from going to the meetings

Also I am looking for motivated people to network with and possibly do business with as well.

The more time that goes by the more motivated sellers tend to become.

It is truly motivating for me as I would like to eventually in a couple of years do the same and I'm currently in the process of gathering as much info as I can and learning the most efficient strategies to manage.I am looking forward to learning about your experiences! 

Hey Bp I've been meeting about 8-10 motivated sellers per week for 2.5 months now with minimal deals.

Hi @Charles Kimber,You would need to identify what marketing channel you would like to explore to find motivated sellers.

I think my biggest draw back right now is where do I start in regards to finding a seller that's motivated.
