One item that I was curious to ask here is a swag for dealing with a roof leakage (see below) - is this just an easy fix just using sealant + repainting the interior or can be a more expensive item?

Many of them you will not have access to and are buying interior unseen.

A water heater will often last 9-12 years, I saw one yesterday at an inspection that was 24 and still cranking.Also consider non mechnaicals like floors, light fixtures and interior doors and trim, kitchen cabinets etc..

Does your Hoa cover the interior of the unit.

My view is that from the outside you can tell it is not stick built but from the inside you can get as nice an interior as desired (at least to B+ class).
