A lot of sellers are burned-out landlords who like the idea of "passive income"/mailbox money after years of chasing late rent payments, dealing with tenant BS and maintaining the property (I use quotes for "passive income" b/c no income is truly passive IMO, a wise seller will still pay attention to what's happening with the property in case they need to take it back, but collecting payments like a bank is generally easier than collecting them like a landlord, you can set up ACH with the buyer's bank or hire a loan processing company to handle it).

I've heard that it's better to have a commercial property insurance policy for the LLC that covers all of the rental homes in it since A) it may be more cost effective than having individual normal home insurance policies on all of the homes and B) it will name the LLC as the primary insured party which technically will be the primary insured since the homes will be in the LLC's name.

Know things are getting more and more tenant friendly and you will not be able to get that tenant with a 700 plus credit score you don't have to worry about like in an A or B grade asset.

You are not doing it for the action of doing it, you are doing it to be successful.  90%+ of the people doing it never get a deal from it.Imagine 2 investors, none have money, and both want to become successful.Investor A, drives for dollars, knocks on doors, and starts cold calling random people, while Investor B, gets a job at McD and works for 4 months straight saving every dollar after which he runs a Facebook ads campaign with that money.Not only will investor B have a far more reliably higher probability to get the first deal, but also a second and third deal from that one-time investment of effort and money.Lists have a 0.001% to 0.01% success rate.
