If a multi seller has two offers, one from a FHA house hacker and one from an investor, they usually go with the investor because it'll be less headache (investors care a lot less how it looks) and no FHA loan issues.Out of the last 20 house hacks we've closed, only two have been multis.

I may be biased as a recent home-buyer and "house hacker" in Bayonne (in addition to being a licensed NJ Realtor), but I think Bayonne offers some great opportunities, not necessarily from a pure rental play, since the taxes are high and it would be challenging to generate solid positive cashflow, but for anyone looking to house-hack (live in one unit, rent out the other, while enjoying a good quality of life, with plenty of upside).
