First rental property in Kern County, CA

I have an opportunity to purchase my first rental property in Kern County, CA. Ridgecrest to be exact. I live about 3 hours away. The price of the property and the rental income it would provide sound great but don't know the area. There is a military installation very close that could mean a steady flow of renters. I'm hoping that someone has rental properties in that area or knows the area well enough to provide some advice.

Hi Vicki

@Gene Hacker spends a lot of time out in Ridgecrest.  He would be a good resource for you.
