I am currently eyeing Austin TX as a location to acquire a STR rental property. with the city growing and intercontinental tourists visiting year round I think STR is the only way to break into this hot and high priced market.

I don't know if there are any HOA fees involved but I think that If I choose to rent it out daily at a rate of at least $100 per night to tourists visiting Disney World, that would bring in a yearly gross income of $36,000 per year which would bring in a NOI of $18,000(50% Rule).

@Liz Boer If you're going to be living in LA during the week and going home on Fridays, AirBNB your LA property if it's close to any of the tourist destinations, depending on the property you can do Friday, Saturday, and Sundays at $200 per day and get you to over $31K to chip into that $50k target.

On top of that, there's been a buying frenzy for vacation rentals the past two years.It wouldn't surprise me to see the vacation rental market cool off as tourists start to fly and move back into hotels/motels.
