@Chipo Asare - Without knowing more about your tenants, I would just add that I’d be cautious about raising rents due to the eviction moratorium.If these tenants are dropping hints that they may have difficulty affording a rent increase, they may become disgruntled if you proceed and decide to: A.) cont. paying you the lesser amount or B.) stop paying altogether.

I feel like condos are the way to go but I'm not sure about the exit strategy: will the condo board allow renting after I move out, how difficult is it to deal with a tenant in a relatively landlord-unfriendly market like DC, etc.

There is a convergence of people being willing to live in smaller/alternative living situations (new generation) and the technology to make it happen (smart homes are here but alternative building techniques have been slow to catch on due to outdates building codes- but the technology is there) I think we are going to see some massive shifts in the next 20 years.
