We have a piece of property that a gas station used to be on.

As for work in the town I bought in, it has three gas stations, a hotel and a bunch of mom and pop stores.  

Right outside the gates of the military base you are stationed at is a shop that says "Tats For Junior Enlisted."

In addition, this building currently is a legal 12-unit building, but after the architecture review and talk with the city, we are submitting a permit application for a 16-legal unit building with the probability for approval greater than 50%.This building is also within 100 meters of a new LRT station to be finished in 4 years.

 Vets buy homes where they are stationed and then rent them out when they move, all the time. 

Also this house is under a mile from the Howard station meaning access to Downtown should be good.

We get plenty of stations with a plain old antenna.

It talks about using your VA benefits, buying a 1-4 unit (no money down, no PMI), living in one unit for a year and a day (at least), refinancing to conventional loan and doing it again at your next duty station.

One of my clients who owned radio stations had 5 million with us so he made 500 to 700k a year.. these were all performing or were suppose to perform  :)to make the money your talking about 300k a year out of the gate would require a lot of capital upfront.. which most don't have personally ..
