It is very hard to establish at tribunal that the damage was done intentionally with malice and not just out of stupidity: case example; tenant brought motorbike into living room to change oil and severly damaged/stained carpet - judge ruled tenant had not set out intentionally to cause damage to the carpet -so this was not covered on the other hand, tenant caused offensive graffitti to internal walls -this was ruled to have been done intentionally with malice -so covered However, this policy comes into its own mainly for rent default, of varrying amounts depending on the circumstances but in some cases upto 12weeks if the tenant does a runner.
Michael Furey First flip! What are main things to look at?
10 January 2023 | 7 replies
@Michael FureyPlumbing:Check for leaks and other signs of water damage, such as water stains on walls or ceilings.Look for rusty or corroded pipes, which can indicate that the pipes are old and in need of replacement.Check the water pressure to ensure that it is adequate.Look at the condition of the septic or sewer system to see if it needs repairs or replacement.Inspect the water heater and other appliances that use water to ensure that they are in good working condition.Electrical:Check for frayed or damaged wires, which can be a fire hazard.Look for overloaded circuits or outdated electrical panels, which may need to be upgraded.Inspect the condition of light fixtures and switches to ensure that they are in good working condition.Look for signs of wear and tear on the electrical system, such as scorched outlets or outlets that don't work properly.Confirm that there are enough outlets in each room to meet the current standard.Make sure the grounding system is present and efficient to guarantee safety against electrical hazards. It's also important to keep in mind that an old electrical or plumbing system may have to be brought up to code before you can sell the property.
Mark Bosworth Best source for kitchen cabinets?

i am shocked that no one has mentioned Kitchen Kompact.here is how it looks. this is Chad OakI just did one with 14 cabinets, toe kicks, crown molding for around $1400. that's cabinets only. this is the same line, just a darker finish:all the builders get it here since they are available the next day from the warehouse close by. it ends up being about $100 per cabinet and you dont have to stain, assemble, all that crap. they are great cabinets, wooden doors. the back is a little thin, but never had an issue.they dont even have a display at HD. you have to ask and they can show you the different (4-5) door styles they have. they are 4x better than in store stock junk.http://www.kitchenkompact.com/styles2.htmi looked at the sites you posted above. the % discount doodoo is a red flag of "let's make it look like a whole sale price and website (very busy is the motto here) and still charge people that look for a deal $2-3k+ for a 10x10 kitchen. then we will get them on the "Accessories"". so you think it's a "great discount place, screw these box stores".the only negative with KK is when i did the darker one. looks AMAZING, but the saw was not sharp enough and it chipped the corners. the DARK skin is VERY thin and the white below shows and stands out like a sore thumb.noone can beat HD KK cabinet prices and delivery. i have tried their other distributors and they were all higher.i can go on and on, but if i have not convinced you by now, i should just stop.
