Tenant Move Out Inspection

Christy McClung
Posted

So… my inexperience definitely shows here. I had a tenant, let’s call him joe, move out on 8/24/21. At the time he scheduled inspection he was supposed to have everything out of the apartment and he did not. The inspection that I could do revealed no damages that needed deductions. And I told him that, and we signed the move out inspection. I did not get photos of this due to technical difficulties. However upon entering the apartment after it was completely vacant and keys were turned in we discovered NUMEROUS damages that had been hidden. Carpet stains that had mattresses on it, scuffed baseboards and walls that needed touched up that things were in front of. And it was not cleaned at all. Do we have a leg to stand on with deductions from the security deposit since we signed the initial move out inspection? We do have photographs of after move out. I feel horrible about this whole situation and am at a loss on what to do.

Located in Maryland.
