My grandmother recently passed away and my father and his sister inherited the house 50/50.

My sister started out "house hacking" living in one side of a duplex, renting out the other side, and worked her way up to 3 duplexes, a single family, and an AirBNB, just rolling the money from each one into the next.There are lots of lending options too -- age doesn't matter, credit score and job history does. 

My sister who listed in another state told me the agent was good at photos and when I saw them on the MLS I thought I was looking at shots of a Third World prison after a riot. 

I'm a fairly new investor and my sister in law just got her real estate license.

My sister lives in this area as well.

My 7 yr old niece was diagnosed with a rare form of Macular Dystrophy last year and my sister is a single mom full time care taker of her.  

I think he's a good guy but I don't think he truly understand the life of a real estate agent (yes, I know his sister has her license, and also yes, waiting for a bolt of lightning to come hurtling into my home office to strike me down for disagreeing with Gary Vee. ;) For example, he thinks we should work for free starting out, which is not realistic economically and also it's not like just 'working' makes you a good agent, as the many long-time mediocre agents can attest to.Content marketing for SEO and exposure is a long term game (unless you drive traffic with ads), most agents struggle with the consistency it takes to blog as much as you need to (including myself, and I love to blog. :), and overall it has gotten much harder to rank well on Google. 

My sister lives out there and has nothing but horror stories. 

Both my sister and brother-in-law are Air Force and Navy vets and utilize VA loans, from my understanding they can be quite beneficial even on investment properties.
