Quit Claim Deed - Options for financing?

Hey Everyone!

My grandmother recently passed away and my father and his sister inherited the house 50/50. Comps in the area are approximately $650k-$700k, but due to the condition, the house appraised for $450k. They are willing to sign a "Quit Claim Deed" into my and my wife's names if we are able to secure financing to pay them out after the fact. Are we able to refinance the home or pull a HELOC to pay them out? What are out options?
