We are all passionate about REI but at times are greatest value as investor is patience..watching seeds grow..but we also need hustlers people with time, is that you?

Essentially, I, the investor will not see my share of the proceeds from the sales because it rolls into the the new deal as my seed money.  

The most humorous part about this deal was the walk thru was done with a local realtor and the 55 year old son was IN the property surrounded by pot seeds and beer cans...

I keep hearing I was lucky that my first purchases appreciated so high and that is how I received the seed money for my 8 apartment complexes I currently own.  

All the hard work put in now is a seed that will bear wonderful fruit later.

I am new to the game too but I am have been finding some things that are at least planting some seeds and building relationships with people.Ive been going on Zillow in the area that I am focused on and looking at rentals available.

I found a company called Seed Capital and they referred me to Black Onyx Lending to get a line of credit for the business. 

Plant the seed of an idea but don't get too bummed out if nothing takes root.

In your worst defeats you will likely find the seeds of victory to be sown elsewhere.

So let him talk 80% of the time - make notes, and then come back a few days later (once you have had time to reflect on the meeting) with some ideas that you feel are appropriate for the relationship.Take your time, plant some seeds, build a relationship and then will come a harvest.TTFN,Greg
