I agree with @Bruce Lynn that you should rethink the common "no pets" philosophy.

That in 2023 interest rate and even the Fed , could be really irrelevant to influence the economy.We're in the world where every central bank philosophy failed to guide the market.

what im curious about is how many people here actually do deals as opposed to just understand basic fundamentals of real estate.I do not subscribe to the philosophy that only those that do deals understand real estate. 

I disagree with several of his philosophies but acknowledge some of his ideas work.

Our philosophy is to limit headaches and a lot of the auction properties come with people living there.

Just my personal philosophy, but I try and let residents know exactly how things like water, taxes, etc. factor directly into their rent.

Needless to say I didn't sell cars very long because I personally use a 100% transparency philosophy, and most Sales Managers at car dealerships don't roll that way haha.
