As someone who has explored most of those options, I'm happy to give you suggestions offline on platforms that I subscribe to as well as the process that I use for out of state investing, if you like.  

@Lee Goree  You find serious buyers are only going to deal with  serious sellers .... these types of deals trade off line and in big smoky rooms filled with big boy players...

Hi, I'm new to REI but I've been a web marketing machine over the past 17+ years (mostly online, with some offline experience).

I run many online and off-line investor groups, so I've got plenty of investors with capital.  

Lets take this conversation off line, hopefully others in the Northern Virginia can add value to this thread and also share what they have done and where they have found success in this great market we live in.

honestly cozy isn't very "intuit"ive when it comes to making offline payments  how ever the payments are free!

I can see how to add an offline payment, but that doesn't mark the rent for the month as paid.

Maybe offline.

I would imagine that most of the home sales are offline between investors.
